Lead the maintenance, estates, and facilities operation at one of Warner Hotels’ largest and most prestigious resorts.
Warner Hotels is seeking an experienced and passionate Property Manager to join the leadership team at Heythrop Park Hotel. This is a unique opportunity to oversee a large-scale hospitality estate, combining a luxury hotel operation with extensive grounds, leisure facilities, and team accommodation.
As Property Manager, you will be responsible for the maintenance, engineering, compliance, utilities, and estate grounds across a diverse and complex property. Reporting directly to the Hotel General Manager, you will lead the Maintenance and Estates teams, including the Estates Grounds Manager, ensuring the resort remains safe, compliant, efficient, and beautifully maintained for guests and team members alike.

Set within approximately 440 acres of stunning Oxfordshire parkland, Heythrop Park is one of Warner Hotels’ flagship destinations. The property features:
- 337 guest bedrooms
- 150 team member accommodation rooms
- Extensive food and beverage venues and public spaces
- A spa and leisure complex with 5-6 treatment rooms
- Historic and modern buildings across the estate
- Significant infrastructure and utility networks
- Extensive landscaped gardens, woodland, and estate grounds
This role offers the opportunity to shape the long-term maintenance strategy of a large and high-profile resort while ensuring exceptional standards are delivered every day.
Key Responsibilities
Property & Estate Management
- Lead the day-to-day maintenance and engineering operation across the entire resort.
- Oversee the upkeep of guest accommodation, team accommodation, leisure facilities, public areas, back-of-house operations, and estate infrastructure.
- Manage Planned Preventative Maintenance (PPM) programmes using CAFM and property management systems.
- Develop and implement asset management strategies to protect and enhance the resort’s physical assets.
- Ensure the highest presentation standards are maintained across all buildings, grounds, and guest-facing areas.
- Work closely with operational leaders to support the overall guest experience.
Estates & Grounds
- Lead the Estates function through the Estates Grounds Manager and wider grounds team.
- Oversee the maintenance and enhancement of approximately 440 acres of parkland, gardens, and outdoor spaces.
- Deliver grounds maintenance programmes that balance guest expectations, environmental sustainability, and budget requirements.
- Support biodiversity and sustainability initiatives across the estate.
Leadership & Team Development
- Lead, motivate, and develop Maintenance and Estates teams.
- Create a culture of accountability, safety, engagement, and continuous improvement.
- Recruit, coach, and develop team members to build capability and succession within the department.
- Manage external contractors and specialist suppliers to ensure service, quality, and compliance standards are met.
Budget & Commercial Management
- Manage Repairs & Maintenance, utility, and property expenditure budgets.
- Support annual budget planning and forecasting processes.
- Identify efficiencies and cost-saving opportunities while protecting property standards.
- Develop and manage capital expenditure projects and long-term investment plans.
Compliance & Health & Safety
- Ensure full compliance with all statutory, regulatory, and company requirements.
- Maintain robust compliance programmes covering health and safety, fire safety, water hygiene, asbestos management, and building regulations.
- Ensure all maintenance records, inspections, and certifications are accurately maintained.
- Create and maintain a safe environment for guests, team members, and contractors.
Sustainability & Utilities
- Drive energy management and utility performance across the resort.
- Lead environmental and sustainability initiatives.
- Support carbon reduction targets and responsible estate management practices.
- Partner with operational teams to improve resource efficiency and reduce operating costs.
What We’re Looking For
Essential Experience
- Significant experience within property, facilities, engineering, or estates management.
- Experience leading maintenance operations within hotels, resorts, hospitality, leisure, or large-scale complex environments.
- Proven experience managing maintenance budgets, capital projects, and contractor relationships.
- Strong understanding of facilities management systems and compliance requirements.
- Experience managing large estates, grounds operations, or multi-building environments is highly desirable.
